1. Accepting these terms

By using this website, including its pages, forms and calculators, you agree to these terms. Mortgage services themselves are governed by the documents you sign at the time of a transaction, which take priority if they conflict with these terms.

2. Who we are

Ed Finances is a marketing name used by the mortgage broker named above. It is not a mortgage brokerage. All mortgage brokering is conducted through the brokerage named above.

Edi Marinescu is a licensed Mortgage Broker (FSRA Licence #M19001746). Mortgage services are provided by Centum Total Mortgage Services Inc., operating as Mortgage Capital Investment, an Ontario mortgage brokerage licensed by FSRA, Licence #10646. See the Disclosure page.

3. Our role

We are not a lender. Nothing on this website is an approval or a commitment to lend. Only licensed individuals authorized by the brokerage deal in mortgages on its behalf.

4. General information only

Content on this website is general information about mortgages in Ontario. It is not legal, tax, accounting, investment or financial planning advice. Speak with a licensed mortgage broker about your situation and get independent legal advice before signing mortgage documents.

5. Calculators and examples

Calculator results and examples are estimates based on the figures you enter and the stated assumptions. They do not establish eligibility or approval and may differ from a lender's figures. Qualification depends on lender underwriting. Rates, terms, fees and penalties vary by lender and are subject to change. Examples are illustrative only and are not a commitment to lend.

6. Inquiries and your information

Information you send must be accurate and yours to share, and you must be of the age of majority. Sending an inquiry or booking a consultation is not a mortgage application and creates no obligation on you, the brokerage or any lender.

7. Fees

Using this website is free. For most prime residential mortgages, the lender pays the brokerage. For commercial, private and some alternative mortgages, the borrower may pay a fee. Any fee is disclosed to you in writing in advance.

8. Private mortgages

Information about private mortgages is not an offer or solicitation of an investment. Private mortgages usually cost more than prime mortgages.

9. Electronic communications

You agree to receive communications electronically where the law allows, and you may ask for paper copies. Marketing messages follow Canada's Anti-Spam Legislation. Please don't send sensitive documents by ordinary email. Ask for a secure way to send them.

10. Acceptable use

Please use the site lawfully. Don't submit false information, introduce malware, scrape content, overload the site or use it to send unsolicited messages. The forms are protected by Google reCAPTCHA, and we may block access after misuse.

11. Intellectual property

Content on this site, including text, graphics, tools and the Ed Finances name and logo, belongs to Edi Marinescu unless stated otherwise. The Mortgage Capital Investment name belongs to Centum Total Mortgage Services Inc.. You may view and print pages for personal, non-commercial use. Any other copying or reuse needs written permission.

12. Links to other websites

Links to lenders, government sites and others are for convenience. They are not endorsements, and we aren't responsible for their content.

13. No warranties

To the extent the law allows, the site and its tools are provided "as is" and "as available", without guarantees of accuracy, availability or fitness for a particular purpose.

14. Limitation of liability

To the extent the law allows, Edi Marinescu and the brokerage are not liable for losses arising from use of this site or reliance on its content. Nothing here limits duties owed under the Mortgage Brokerages, Lenders and Administrators Act, 2006.

15. Indemnity

You agree to cover losses and reasonable legal costs caused by your breach of these terms, misuse of the site or false information.

16. Privacy and cookies

Personal information is handled under PIPEDA as set out in the Privacy Policy and Cookie Policy.

17. Accessibility

We aim to meet the Accessibility for Ontarians with Disabilities Act, 2005. See the Accessibility page to ask for help or another format.

18. Changes

We may update these terms or the site at any time. Changes take effect when posted with a new date. Continuing to use the site means you accept them.

19. Governing law

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. The courts of Ontario have exclusive jurisdiction, except where the law says otherwise.

20. General

If any part of these terms is found invalid, the rest still applies. Not enforcing a term is not a waiver of it. If these terms are translated, the English version prevails.
