1. Who we are
Ed Finances is a marketing name used by Edi Marinescu, a licensed Mortgage Broker in Ontario. Ed Finances is not a mortgage brokerage and does not deal or trade in mortgages on its own. All mortgage services described on this website are provided by Centum Total Mortgage Services Inc., operating as Mortgage Capital Investment, through Edi Marinescu as its licensed broker.
2. Licensing and regulation
Centum Total Mortgage Services Inc. is licensed by the Financial Services Regulatory Authority of Ontario (FSRA) under the Mortgage Brokerages, Lenders and Administrators Act, 2006, Mortgage Brokerage Licence #10646. Edi Marinescu holds FSRA Licence #M19001746 and is authorized by the brokerage to deal in mortgages on its behalf. The brokerage and its brokers are supervised by its Principal Broker, Radu Arvatescu. You can check any licence on the FSRA website.
3. The email address we use
Edi Marinescu uses the brokerage email address edi@mcinvest.ca. The @mcinvest.ca domain is also used by people at MCInvest Inc., a separate company that is not a mortgage brokerage. The address alone doesn't tell you which company someone works for. Mortgage services on this website come only from Centum Total Mortgage Services Inc., operating as Mortgage Capital Investment.
4. Our role
A mortgage broker is not a lender. We compare options and arrange mortgages with banks, credit unions, trust companies and other lenders. The lender makes the final decision on any approval. Before you sign a mortgage commitment you receive the disclosures required by law, in writing. Our recommendations depend on the information you give us, so it must be complete and accurate. We recommend independent legal advice before you sign mortgage documents.
5. How we are paid
- For most residential mortgages from prime lenders, the lender pays the brokerage a fee when the mortgage closes. The amount varies by lender.
- For commercial, private and some alternative mortgages, the borrower may pay a brokerage fee.
- Any fee or compensation is disclosed to you in writing before you are committed to anything.
- Third-party costs such as appraisals, legal fees, title insurance and mortgage default insurance are set by those providers.
6. Conflicts of interest
We must tell you in writing about any actual or potential conflict of interest before you proceed. Examples include lender compensation (including volume bonuses), relationships with a lender or investor, or a financial interest that the brokerage or a related person has in the transaction.
7. Private and alternative mortgages
Private and alternative mortgages usually cost more than prime mortgages, with higher rates and fees and shorter terms. Before you choose one, you should have a plan for repaying it or renewing it. Information on this website about private mortgages is not an offer of an investment.
8. Calculators and examples
Calculator results and examples are estimates based on the figures you enter. They are not offers or approvals. Qualification depends on lender underwriting. Rates, terms, fees and penalties vary by lender and are subject to change. Examples are illustrative only and are not a commitment to lend.
9. Identity checks and anti-money laundering
The brokerage must follow the Proceeds of Crime (Money Laundering) and Terrorist Financing Act. That means verifying your identity, keeping records and reporting certain transactions to FINTRAC. You will be asked for government-issued ID when you apply.
10. Privacy and terms
How personal information is handled is set out in the Privacy Policy. Use of this website is covered by the Terms of Use and the Cookie Policy.
11. Complaints
If you have a concern, start with Edi Marinescu. If it isn't resolved, contact the Principal Broker, Radu Arvatescu, at radu@mcinvest.ca or 905-338-7100. The full process is on the Complaints page.
